Redemption Information
THE FOLLOWING INFORMATION IS FOR REAL PROPERTY

Redemption Payment is made to the Treasurer for the
amount of delinquent taxes, delinquent interest, advertising fees, any late fee,
and any other additional costs incurred during the tax lien process.
Payments will only be accepted from the owner, his agent, or any other person
having a legal or equitable claim by a holder of a tax lien sale certificate against the property at any time before the
execution of a Treasurer's Deed (CRS 39-12-103(1)). If an application for a Treasurer's Deed
has been accepted, additional fees, called Deed costs, may be due upon redemption.

ALL REDEMPTION PAYMENTS MUST BE MADE BY CASH, WIRE OR
CERTIFIED FUNDS
Interest is calculated on a monthly basis. Therefore,
the amount due changes monthly. If mailed, postmarks are NOT acceptable.
The Commissioner of Banking establishes the annual rate of redemption interest
based on nine points above the Federal discount rate. The interest rate is
set September 1st and becomes effective on October 1st of
the same year.
In Order To Make Payment
You must call the Treasurer's Office at 303-582-5222 and request
the "Projected Redemption Amounts." This form is located by the assessed
owner's schedule number; an example of a schedule number would be R004560. The Projected Redemption Form must be
signed by the qualifying person as stated above. If that is someone other
than the owner, you must provide legal proof of claim. The signed
Projected Redemption Form and proper currency must be in the Treasurer's Office
on or before the last working day of the month.
Upon payment, the Treasurer shall issue a Certificate of
Redemption. The Certificate includes the legal description of the tract of
land redeemed, the date of redemption and the amount paid. The Certificate
will be mailed to the party making payment. As of January 1, 2004,
Certificate of Redemptions are recorded at the Gilpin County Clerk and
Recorder's Office.
